1. What is a parapet inspection?
An annual observation of your building's parapet walls to check for deterioration, structural issues, and safety hazards — required by NYC Local Law 126.
2. Who has to get a parapet inspection?
Nearly every NYC building with a parapet fronting a public right-of-way. Exemptions: detached 1- or 2-family homes, and buildings with barriers preventing public access.
3. When is the deadline?
December 31 of each year. Reports must be retained for at least 6 years.
4. Do I submit the report to the DOB?
No. Under Local Law 126, you retain the report on-site and make it available if DOB requests it. You only contact DOB if you discover an unsafe condition.
5. Who can perform the inspection?
Any competent person — doesn't have to be a PE or architect. A licensed inspector, mason, or experienced building professional qualifies.
6. How much does a parapet inspection cost?
Typically $400–$1,200 depending on building size and complexity. We offer flat-rate pricing with no hidden fees. Use code PARAPET50 for $50 off.
7. How long does the inspection take?
A typical inspection takes 1–3 hours depending on building size. Reports are delivered within 24–48 hours.
8. What happens if I have an unsafe parapet?
You must notify DOB within 24 hours, install public protection (sidewalk shed), and repair within 90 days.
9. What if my building is over 6 stories?
You also fall under FISP (Local Law 11), which requires a full façade inspection every 5 years by a QEWI. If your FISP report covers the parapet, it satisfies LL126 for that year.
10. Can my super do the inspection?
Technically yes, if they're competent to assess parapet conditions. However, a professional report from a licensed inspector protects you legally if questions arise later.
11. What if my building is brand new?
New buildings with parapets fronting public areas still must comply. The law applies from the first year the building is occupied.
12. What does the inspection report need to include?
Address, owner info, date of observation, location plan, construction details, condition description, photographs, and any unsafe conditions found.
13. What are the fines for non-compliance?
DOB violations range from $1,000 to $25,000+. Plus costs for mandatory repairs and sidewalk sheds if conditions are hazardous.
14. Do you serve all 5 boroughs?
Yes — Manhattan, Brooklyn, Queens, Bronx, and Staten Island. Every neighborhood.
15. How do I schedule?
Book online or call (516) 591-3550. Fast scheduling, 24–48 hour reports. Use code PARAPET50 for $50 off.
