While all NYC buildings with parapets must comply with 1 RCNY 103-15, commercial and residential inspections have some key differences.

Residential Parapet Inspections

• Typically simpler (townhouses, apartment buildings with straightforward parapets)
• Faster inspection and report turnaround
• Lower complexity means lower cost
• Common in Brooklyn, Manhattan, and Upper East Side

Commercial Parapet Inspections

• Often more complex (multi-story buildings, complex roof lines, HVAC equipment)
• May require specialized equipment (boom lifts, rigging, safety protocols)
• Larger parapets need more detailed assessment
• Higher cost due to scope and complexity
• Common in Midtown, Downtown, and commercial districts

Mixed-Use Buildings

Mixed-use (residential + commercial) buildings require comprehensive inspection of all parapet sections, combining complexity of both types.

Inspection Standards
